4 Mistakes to Avoid When Selling Your Home

#2 Overvaluing Your Home for the Current Market

We get it, everyone loves their home (even if they are ready to move) and feels like it is worth 100% more than what they originally paid for it; however, people who are looking at your home won’t see it that way.  What you paid for your home 5 years ago isn’t necessarily what someone will pay for it today.  And while real estate tends to increase in value over time, fluctuations in the market dictate what price your home is currently worth.  Talk with your qualified local Realtor about doing a market analysis to see what your home is really worth before deciding on a list price.  Setting your list price too high will push away potential buyers and leave your home on the market for too long.

So you’ve listed your house with a local Realtor (very smart), now it is time to step back and let them do their job!  It’s natural to want to be involved in the sale of your home: no one knows your home like you do, after all; however, having the seller present during showings or open houses makes it awkward for potential buyers.  They tend to rush through and  not give your home the look it deserves because they feel as if they are intruding.
